Residential Development

Single-Family

Interwest provides civil engineering services for a variety of single-family residential land developers and builders. Our staff works closely with the developer, home builder, land planner, and landscape architect to design communities that meet our client’s needs, while being sensitive to the environment and the concerns of the surrounding neighborhoods and community. Our staff has extensive experience in large master-planned single family communities and in designing rural subdivisions with large lots.

Multi-Family

Multi-family sites generally involve numerous buildings of stacked units strategically situated to obtain the highest possible density. Interwest is well versed in working with developers to achieve the most desirable and functional layout. The layout can be challenging at times and usually hinges on dwelling unit access and grading. Providing adequate area for storm water management can be another challenge for multi-family sites. We can prepare innovative designs by combining storm water detention with parking lots and open space water features.

We can also address the residential developer’s complete site design needs. Our staff understands these needs in terms of schedule, cost, and quality and our success is evident by the successful long term client relationships that have been established.

Commercial Development

Interwest can provide services on commercial projects ranging from half-acre sites to regional shopping centers. Clients benefit from our expertise through a well informed design and development process. This process combines a comprehensive understanding of federal, state, and local regulations with an ability to skillfully represent clients at public meetings. This combination fosters cost effectiveness and creativity.

Sustainable Design

When creating residential and commercial developments, Interwest utilizes design techniques and approaches that provide environmentally sensitive site developments for our communities. We understand the guidelines and goals associated with the Green Building Rating System for New Construction and Major Renovations and Leadership in Energy & Environmental Design (LEED-NC). We use on-site design approaches that will minimize the impact to the environment, including creative grading and circulation patterns to reduce the overall site disturbance, alternative pavement, detention and water quality designs to limit disruption and pollution of natural water flows, and multi-level erosion and sediment control measures to minimize the negative impacts on water and air quality.

Entitlements

Interwest offers a variety of entitlement services for our clients. We recognize and understand the complexity of the public agency review process and work with our client’s to minimize their time and effort. Amidst an ever changing policy and procedure environment, our staff works with the review agencies to keep abreast of the requirements and to expedite the entitlement process.
